Generally, the building stock across the region is only 25% energy efficient and requires urgent modernisation. However, in reality, sustainability is much more broadly defined and consists of three core areas: Economy, Ecology, and Social \/Cultural. The only way to gain a comprehensive and objective understanding of how sustainable an individual building actually is, is to consider all three aspects as part of a life cycle analysis. This means that each of the three elements can optimised and targeted individually for a common goal during the life of a building from inception to end of life.<\/p>\n<p>[\/et_pb_text][et_pb_text _builder_version=&#8221;4.23.1&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221;]<\/p>\n<div class=\"p1\"><strong>Economy<\/strong><\/div>\n<div class=\"p1\">In addition to the acquisition and construction costs of a building, the economic aspect of sustainability takes into account any subsequent building costs that are incurred during the entire useful life of that building. These include direct costs, such as the total cost of construction from purchasing the land to planning applications and actual construction. It also includes items such as insurance and connecting any services. Second are the costs of use; including energy, water usage and disposal, cleaning, maintenance and general repairs. Finally, the life cycle analysis will include any estimated costs connected to dismantling the building at the end of life including demolition and transport of materials for disposal or reuse (recycling).<\/div>\n<p>[\/et_pb_text][et_pb_text _builder_version=&#8221;4.23.1&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221;]<\/p>\n<div class=\"p1\"><strong>Ecology<\/strong><\/div>\n<div>When considering the ecological impact of the construction, operation and removal of a building, the primary focus is to conserve resources and therefore minimise the consumption of heating, energy and water plus reduce the amount of waste water created. Currently, the following indicators are used to make objective assessments:<\/p>\n<ul>\n<li><span class=\"Apple-converted-space\">Land use<\/span><\/li>\n<li>Primary Energy Expenditure (renewable\/ non-renewable)<\/li>\n<li>Global Warming Potential (GWP) &#8211; carbon impact<span class=\"Apple-converted-space\">\u00a0 \u00a0 \u00a0\u00a0<\/span><\/li>\n<li>Ozone Depletion Potential (ODP)<\/li>\n<li>Acidification potential (AP) will this cause &#8220;acid rain\u201d effects<\/li>\n<li>Eutrophication potential (EP) what will happen to the water or groundwater<\/li>\n<li>Ozone Creation Potential (POCP) will it contribute to &#8220;summer smog\u201d or worsening<span class=\"Apple-converted-space\">\u00a0\u00a0<\/span>air quality.<\/li>\n<\/ul>\n<\/div>\n<p>[\/et_pb_text][et_pb_text _builder_version=&#8221;4.23.1&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221;]<\/p>\n<div>\n<div class=\"p1\"><strong>Social and Cultural<\/strong><\/div>\n<div class=\"p1\">The social and cultural aspects of sustainability relate to aesthetics, design, accessibility, comfort and safeguarding health. In order to obtain an objective view and ensure that these factors are considered from the outset, certain criteria have to be defined during planning.<span class=\"Apple-converted-space\">\u00a0\u00a0<\/span>As design and aesthetics are largely qualitative, (i.e. room size and layout, materials used, colour schemes and building use), they need to be considered alongside user satisfaction. This is because it is undisputed that the higher the user satisfaction, social acceptance and appreciation of a building, the longterm value becomes more stable and therefore the building becomes more sustainable. Other aspects of social and cultural sustainability which are considered when evaluating a building include accessibility (usability and flexibility of use), health (thermal and hygienic), and comfort (acoustic and visual). It is a legal requirement that buildings should not contain materials which could endanger the health of its users and therefore all building products should be assessed prior to being included. Therefore as all building components need to be produced sustainably, all manufacturers need to have a wide reaching and sustainable<span class=\"Apple-converted-space\">\u00a0\u00a0<\/span>approach to the efficient use of resources, the adoption of energy-saving processes, and use innovative transport routes.\u00a0<span class=\"Apple-converted-space\">\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0<\/p>\n<p><\/span>Within the framework of the European Standardisation CEN\/TC 350, the use of Environmental Product Declarations (EPD\u2019s) demonstrate that sustainability information can be calculated and presented uniformly within the construction sector. EPD\u2019s therefore now play a decisive role in the assessment of sustainable buildings.<\/p>\n<p>[\/et_pb_text][\/et_pb_column][\/et_pb_row][et_pb_row column_structure=&#8221;1_4,3_4&#8243; _builder_version=&#8221;4.23.1&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221;][et_pb_column type=&#8221;1_4&#8243; _builder_version=&#8221;4.23.1&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221;][et_pb_text _builder_version=&#8221;4.23.1&#8243; _module_preset=&#8221;default&#8221; header_4_font=&#8221;|600|||||||&#8221; global_colors_info=&#8221;{}&#8221;]<\/p>\n<h4>Textile floor coverings and sustainable buildings<\/h4>\n<p>[\/et_pb_text][\/et_pb_column][et_pb_column type=&#8221;3_4&#8243; _builder_version=&#8221;4.23.1&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221;][et_pb_text _builder_version=&#8221;4.23.1&#8243; _module_preset=&#8221;default&#8221; global_colors_info=&#8221;{}&#8221;]<\/p>\n<p>Over 10 years ago, GUT developed an extensive EPD programme for textile floor coverings. Working with The Institut Bauen und Umwelt (IBU e.V.), generic EPD\u2019s for almost all textile floor covering types were made publicly available. This data can be found via the \u00d6kobaudat database.<span class=\"Apple-converted-space\">\u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0 \u00a0<br \/><\/span><br \/>At the same time, leading international textile floor covering manufacturers recognised the value of product specific EPD\u2019s so worked alongside GUT to develop the concept further.
